Why Use a Buyer’s Agent?
A buyer’s agent works on behalf of a buyer through every step of the homebuying process. In a strong real estate market, there will be several buyers competing for the same homes. A buyer’s agent will help you to see new properties as soon as they hit the market and will be your expert in maneuvering the local real estate market. They will handle negotiations, paperwork, and have a network of professionals to recommend for any needs you may have along the way. (lenders, home inspectors, plumbers, electricians, etc.) The best part is that using a buyer’s agent usually costs you nothing.. the seller pays commission for both the seller’s agent and the buyer’s agent.
When I first connect with a buyer, I do a consultation to find out exactly what you’re looking for in a property. I then get them set up to receive emails for new potential listings that may fit what they’re looking for. From there, we will look at properties together until we find “the one”. At that point, I will work with you to put together a competitive offer. If the seller chooses to accept your offer, we will go under contract. If not, we will keep looking!! Once under contract, I’ll send you an email with all pertinent dates and next steps. I will remind you every step of the way each deadline and what comes next. I will communicate with your lender, the seller’s agent, the home inspector, the appraiser, and the title company to keep us on track to close on time with as little hurdles as possible. I will help you through the home inspection process and negotiate repairs or price reductions on your behalf to ensure you get the best deal possible. I will also be there with you on closing day if any questions arise. Beyond the sale, I will be available if you need any recommendations for professionals or if you know anyone else who could use my help!
